Private condominium
Private condominiums in Singapore are gated communities with facilities like swimming pools, gyms, function rooms, barbeque pits etc. Residents pay a monthly fee for the maintenance of such facilities.
Condos (for short), are built by private developers and are not confined by the Housing Development Board policies like the Ethnic Integration Policy, income ceiling limits, grants etc, hence making them a popular choice among foreigners in Singapore.
In the same way, a mixed nationality married couple (Singapore citizen & foreign spouse) can co-own a condo without any regulatory concerns.
Condos are found all over Singapore, from downtown to the suburbs.
They range from large-scale ones with hundreds of units to boutique ones with less than 20 units. Some are decades-old while some are newly built.
In fact, about forty new condo projects are being launched in 2024 alone.
Various unit types are available, from studio apartments to penthouses.
They come in tenure leases of 99 years, 999 years and freehold. The lease starts counting from the date of land acquisition by the developer.

There are three categories from which you can “shop” from:
You purchase the property from an existing owner.
A direct purchase from the developer with a waiting time of 3-4 years for construction to complete. For highly-anticipated launches, you may even have to participate in a balloting process to try to get your preferred unit.
Construction has already started and there are units still available for purchase, hence a shorter waiting time for completion. Most of them have show flats where you can take your time to view leisurely, as compared to newly-launched condos where there are
huge crowds and things can get chaotic.
