The Lasting Power of Attorney (LPA), currently a ​government scheme, is a legal document that lets ​you appoint one or more persons to make ​decisions and act on your behalf, should you lose ​the mental capacity to do so.

This could happen due to:


  • dementia
  • mental health illness
  • coma
  • unconsciousness caused by an illness or ​medical treatment

You, the applicant, will be known as the Donor.

The person/s you have appointed will be known as the Donee.


Property & Affairs Donee

The following are examples which a Donee with property & affairs power may be ​authorised to perform :

  • Buying, selling, renting and mortgaging the Donor’s property.
  • Paying the rent, mortgage repayments and household expenses of the Donor.

*Free application of LPA - the application fee of $75 has been waived until March ​2026.

There are two types of LPA forms provided:


  • Form 1 - A standard form that grants general powers to your Donee(s) with some ​basic restrictions


  • Form 2 - For customized powers to be granted to your Donee (s). You are ​required to engage a lawyer to draft the clauses.

STEP 1: Go to the website of the Office of Public Guardians (OPG).



STEP 2: Log in via Singpass to verify your personal details and to submit your ​Donee(s) details.



STEP 3: Your Donee(s) will receive a notification to log into the OPG website to ​accept the appointment.



STEP 4: Visit a Certificate Issuer (CI) to certify the LPA. This can be accredited ​medical practitioners, practising lawyers or registered psychiatrists.


The CI serves to ensure that you are not being forced or deceived into making ​the LPA.
