Purchasing Singapore Property for Foreigners

Executive Condo (EC) are built and sold by ​private developers but subject to eligibility ​conditions and resale restrictions set by the ​Housing Development Board (HDB), eg. family ​nucleus, citizenship, income ceiling etc.


They are thus priced slightly lower than private ​condos, but have all the same luxuries -- ​swimming pool, gym, function room, barbeque ​pits, security.


This makes ECs very popular, as seen from the ​overwhelming crowd at every EC launch.

  • Most of the regulations are lifted though, after ​the Minimum Occupation Period (MOP) of 5 ​years is fulfilled.


  • All the regulations are removed after 10 years, ​when the EC becomes automatically privatised. ​This means that foreigners can purchase them ​just like a private condo.

I have created the following table for an easier ​understanding on which type of ECs can ​foreigners purchase.

  • PR = Permanent Resident, Non-PR = Foreigner without PR status, SC = Singapore Citizen


  • MOP/ Resale EC = An EC that has passed the Minimum Occupation Period of 5-year mark. ​MOP/ Resale ECs are 6 to 9 years old.


  • Privatized EC = An EC that has passed the 10-year mark.
