Following are the different property types in Singapore; except for private condominiums, the other three property types have specific regulations regarding foreign ownership or co-ownership.

Housing Loan
In Singapore’s context, the banks can loan up to 75% of the property purchase price if all criteria are fulfilled.
This amount may be lowered though if the borrower’s income is received overseas. Do check with a mortgage broker or a housing loan banker on the loan amount eligible to you.
Additional Buyer‘s Stamp Duty (ABSD)
The ABSD amount differs for Singapore Citizen, Permanent Resident (PR) and non-PR.
In the case of a mixed nationality couple (Singapore Citizen with foreign spouse), if either of the partners already owns a property in Singapore as an individual, ABSD will apply if they are going to purchase a matrimonial home
The amount will be based on the higher rate i.e. the rate for the foreign spouse, not the rate for the Singaporean spouse.
